Downtown Morehead City, NC on the Crystal Coast – Legacy Real Estate Group

Owners & Investors · Downtown Morehead City

Whether you own a condo downtown or a beach house across the bridge, choosing the right property manager is one of the biggest decisions you’ll make as a Crystal Coast owner. The right manager protects your property, keeps guests happy and grows your income. Here’s what to look for, from a team that owns and manages its own rentals.

1. How do they set nightly rates?

A flat rate all season leaves money on the table. Ask whether the manager uses dynamic pricing that adjusts every day for seasons, weekends, local events like the Big Rock and what similar rentals nearby are charging. Also ask how they protect a minimum rate you’re comfortable with.

2. Where will your property be listed?

Good managers list on the major booking sites (Airbnb, Vrbo, Booking.com) to reach new guests, but also have their own direct-booking website. Direct bookings avoid booking-site commissions, which can make a meaningful difference to your bottom line over a year.

3. Who cleans, and how consistently?

Cleanliness drives reviews, and reviews drive bookings. Ask whether cleaning is done by an in-house team or a rotating outside service, how turnovers are inspected and what supplies guests can expect.

4. How do they handle guests?

5. Who handles maintenance?

Coastal properties take a beating from salt, sun and storms. Ask who handles repairs, how quickly, and whether the manager has construction experience to spot small problems before they become big ones.

6. What technology do they use?

Keyless entry with a new code for every stay, professional reservation software and an owner portal where you can see bookings and statements any time are signs of a well-run operation.

7. How transparent is the reporting?

You should always know how your property is performing. Ask to see a sample owner statement and how often you’ll get one.

8. Are they actually local?

A manager with an office nearby can respond to issues quickly, knows the local market and builds relationships with local vendors. Ask where their team is based and who you’ll talk to.

9. Can they help you grow?

If you’re thinking about adding another property, a manager who is also a licensed real estate brokerage can help you find, buy and set up your next rental.
